System Operations and Maintenance
Manuals
Sound operations and maintenance (O&M) procedures are essential
to assuring system reliability (uptime), maintaining cost-control,
saving energy, obtaining full equipment life, and avoiding costly
repetitive breakdowns. During the discovery process, we first
sit down with clients to understand their business and associated
facilities’ infrastructure. Once we have a thorough understanding
of the current environment, we look for strategic ways to improve
the O&M function so that it supports the mission of the facility.
O&M issues that might be identified by needs analysis include:
- Staffing Issues
- Under-performing or Non-performing Systems
- Computerized Maintenance Management Systems (CMMS)
- Work Control Center Evaluation
- Budget
- Inventory Control Evaluation
- Power Down Procedures/Exercises
- Preventative Maintenance Procedures/Schedules
- Training
- In-house vs. Outsourcing Analysis
- Building Commissioning
- LEED® Prerequisite/Additional Credit
